We ask that all properties meet the following property standards. Before agreeing terms with you, one of our Property Managers will visit your property and advise you of anything required in order to meet the property standard.
Your property should;
- Be free from serious hazards (damp, mould, infestations, unsafe structure, poor ventilation etc)
- Be suitable for occupation in terms of size, layout and safety
- Have an up to date Gas Safety Certificate (if applicable)
- Have an up to date Electrical Installation Condition Report
- Have an Energy Performance Certificate with a minimum rating of E or above
- Have working smoke alarms fitted to each floor, hard wired preferred but battery operated accepted
- Have a carbon monoxide detector in every room with a solid fuel or gas appliance
- Be unfurnished
- Have white goods – cooking appliance, fridge/freezer and washing machine (if space and plumbing allows)
- Be in good decorative order
- If, a House in Multiple Occupation (HMO), meet the relevant statutory guidance and licensing conditions
